Hey PJ13.

In most cases, as a plant grows out, the inside leaves of a plant become more shaded and turn yellow and then brown. This is common with boxwoods, hollies and most other plants.

In your case with this Gardenia however, it is a matter of needing fertilizer but more importantly, a fertilizer with Iron in it. Gardenias are notorious for needing extra Iron in soil that has Iron in it. Sandy soils are notorious for being very Iron deficient. Your Home Depot store there has fertilizers with Iron and they also sell products like Ironite as well. Your plant also needs Nitrogen so I would probably go ahead and get the Vigoro Tree, Shrub and Evergreen Fertilizer and an Iron supplement like Ironite.
