Hi DGM 321,

Adding a room addition where load bearing walls are involved is not a do-it-yourself project.

A building engineer and an architect need to be involved to assure the project is designed and constructed properly.

Plans must be submitted for approval and building permits must be issued before any work starts.

Many cities limit additions to a home that will expand the footprint, and homes owners end up going up instead of out, adding a second story.

Your first step is to contact your city building department and determine what is allowed and what limits the city has for additions.

Doing this first will save you many headaches, and thousands of dollars down the road.
