If the pine is bare wood, the best choice would be an oil based primer. Oil seals bare wood well, does not raise the grain of the wood. blocks any tannen bleed, and sands well. The finish coat can then be either an oil based product, or a water based paint.

 

If the pine already has a edor painted surface, then a water based primer , such as Glidden's Gripper , Behr's No.75 Undercoater, or Zinsser's 1-2-3  will all do a great job. Behr's Ultra Primer and Paint in One can also be used directly to varnished or oil based paints surfaces, after a good cleaning and scuff sanding.

 

These products can be either sprayed, or rolled and back-brushed.
