Hi Dukey59,

Since every home is different and the building code varies by region, it is difficult for any one plan to work for all homes.

The first step is to consult your local building department for the codes requirements in your community. Often additions are not allowed if they come to close to the property line or the sidewalk.

The local code will specify the type and size of the materials used and the construction details required, such as railing height, the number of steps required etc.

In addition a permit will be required and plans will have to be submitted to get the permit.

I would start by requesting quotes from three contractors in your area. They will often know what is allowed and what is not.

Once you have the quotes you then can determine if this can be done on your own or if a professional will be required.

The next step is to submit a plan either your own or a prepared plan to the city for approval.

There are many plans available on the internet for a fee or often free.

Once the plan is approved and a permit granted you may begin work.
