Hi Al,

Thank you for your question and welcome to our community.

Have your roof inspected and have them point out all the suspect areas where a leak may occur.

For best results, plan on re-surfacing the whole roof.  Before beginning your project, take the time to clean all debris off your roof.  The edges of your roof will need to be sealed with a special flashing.

When adding your roofing sealer or flashing sealer, there are special rollers that will need to be used to insure proper application.

Once you have determined the problem areas, be sure that any piping on the roof is not directly on any of the roofing material.

Use a primer coat prior to cover your roof if you will need to add a polyester layer for extra protection.  For that extra protection, consider using the Henry's Dura Brite to give you that increased reflective capability that a white roof offers.

Taking the time to reinforce the coating on your roof will make it very durable and ensure a longer lasting repair.

This is a labor intensive project as you can see, but when it is done correctly, you will have a roof that will be leak free for years to come.

Please let us know if you have any further questions,.
